This section provides an overview of the different types of applications, along with forms, drawings, and documents required for each. Permit checklists are included to help summarize the typical requirements for obtaining a Building Permit in the Town of Wasaga Beach.

Additional information may be required based on the specific application type and individual circumstances.

Note that a shed is exempt from the requirements to obtain a permit under the Building Code Act, provided that the shed is: 

  • No more the 15 square meters in gross area;
  • Not attached to a building or any other structure; 
  • No more than one storey in building height; 
  • Is used solely for storage purposes ancillary to a principal building on the lot; and
  • Does not have any plumbing

Finished Basement Application Checklist

In the Town of Wasaga Beach, a building permit is required if the proposed deck:

  • Is attached to the dwelling unit 
  • Serves as an exit, and/or
  • Exceeds 10m2 (108 sqft) in area.

Plans and Specifications

  • Scaled Site Plan indicating the location of the proposed deck, setback from property lines and the height above ground. 
  • Detailed construction drawings, deck layout, elevations, cross sections and guard details. 
  • Manufactured guards and or guards with glass components will require the specifications to be stamped by a professional engineer licensed in Ontario.
  • Composite decking will require a Building Material Evaluation Commission (BMEC) Authorization form, Canadian Construction Materials Centre (CCMC) evaluation form, or a detailed engineering/testing report sealed by a Professional Engineer.
