Frequently Asked Questions

Purchasing a Property

Have your lawyer email a copy of the deed to revenue@wasagabeach.com. Once received, our Treasury department will update the property tax account and create a new water/sewer account.  You will then receive a welcome package with your account numbers, billing schedule and due dates.

Selling a Property

Please email the following information to revenue@wasagabeach.com:

  • The address and account numbers of the property you sold
  • Your phone number and email address
  • The closing date
  • The name and contact information of your lawyer
  • Your forwarding address for your final water/sewer bill

Death of Registered Owner

If the deceased has been removed from title, a copy of the deed can be emailed to revenue@wasagabeach.com

In order to speak about the account with an executor who is not on title, we need the following:

  • A copy of the death certificate
  • A copy of the Will naming the person as executor

Other Ownership Changes

Please forward a copy of the deed reflecting the change to revenue@wasagabeach.com

New Tenants

To open a water account in a tenant's name, we require a signed agreement form from the property owner.  

Note: The property owner will receive a copy of each bill to monitor the account balance

Tenants Moving Out

Please email the following information to water@wasagabeach.com:

  • The address the tenant is moving from
  • The tenant’s phone number and email address
  • The date the lease terminates
  • The forwarding address for the final water/sewer bill

Note: It is the responsibility of the property owner to ensure this information is communicated to the Treasury department.

If you did not receive a welcome package, please confirm with your lawyer that a copy of the deed was sent to us.  We cannot change over the accounts without the deed.  Then contact our office or email revenue@wasagabeach.com so we can watch for it.

If you received a welcome package but have not received a bill, please check the billing schedule.  Tax bills are sent out twice a year and water bills every two months. 

If you receive your bills by mail, please email revenue@wasagabeach.com to confirm your mailing address. 

If you receive your bills by email, check your ‘junk’ folders and contact the treasury department to confirm your email address

If you have a financial power of attorney for the registered owner, we need a copy of that power of attorney

If you do not have a power of attorney, we need written authorization from the property owner. The form for this can be found here

E-billing is available for your property tax and water/sewer bills, providing an option to eliminate paper bills.

The County of Simcoe handles the Garbage / Organic Cart services for the township – 705.735.6901

Recycling collection is handled by EMTERRA – 1.888.597.1541 email customercareont@emterra.ca

If your property is a new build, the County of Simcoe may ask for you to obtain an occupancy permit - you will need to contact the building department at 705.429.1120 x 2261.

Tax Certificate Fee (includes water/sewer certificate) - $75.00

Tax Certificate requests are processed every Thursday with the certificate emailed and/or mailed that day.

Payment Options

Cheque - To purchase a tax certificate, please mail our courier a cheque for the fee amount made payable to Town of Wasaga Beach to: 30 Lewis Street, Wasaga Beach ON, L9Z 1A1

In-person - Payment for a Tax Certificate may be made in person at our Municipal office located at 30 Lewis Street by debit, credit, cash, or cheque.

The tax certificate request and a copy of the payment may be forwarded to taxes@wasagabeach.com and we can try our best to expedite the tax certificate before payment is received by mail or in person.

 

Property Taxes

The Treasury Department is responsible for collecting property taxes for the Municipality, Simcoe County, and the local School Boards. They work behind the scenes to ensure that tax dollars are collected efficiently and accurately, supporting the services and programs that make the community thrive.

The Interim Tax Bill is issued in February, with installments due mid-March and mid-May. 

The Final Tax Bill is issued in June, with installments due mid-July and mid-September.

 

For newly constructed homes or buildings, additions or other property improvements, the property taxes may have not yet been assessed in full even though the homes have been completed. If the building portion of the assessment has yet to be determined, you will only be paying taxes on the value of the land.

The Municipal Property Assessment Corporation(MPAC) calculates the assessed values for all properties in Ontario. After MPAC has been notified by the town building department that the property improvement has been granted occupancy, they will schedule one of their team to assess the changes.  Due to the volume of buildings to be assessed, this may not happen in the current year.

Once MPAC has completed their assessment, they forward the value to the property tax department for billing.  Any taxes owing on property improvements will be retro-active to the date of occupancy. Property owners will receive a separate bill for this amount.  Once this process is completed, the land and building taxes will be combined in future tax years and levied on the regular property tax billing schedule.

Low income seniors and persons with disabilities that own their home in the County of Simcoe who meet certain criteria and whose property taxes have increased over the previous year, may apply for a tax reduction of up to $250 against an eligible increase.

Eligibility

  • 65 years of age or older and eligible for support under the Federal Guaranteed Income Supplement (GIS) program or Ontario Works; or
  • A person with disabilities of any age, who is eligible for benefits under the Ontario Disability Support Program (ODSP).
  • The subject property must be the primary residence of the applicant. No relief can be granted for properties used on a seasonal or occasional basis that are tenanted or are otherwise used for a purpose other than the owner’s primary residence.  

Eligible Relief

Relief under this program can only be granted against a year-over-year increase in calculated property taxes. If the total property taxes as shown on your final property tax bill are greater than the final taxes for the previous year, you may be eligible to have the increase amount cancelled up to a maximum of $250. If the total property taxes are less than or equal to the prior year’s taxes, no relief can be granted.

Applications For Relief

Applications are available in person at the Town of Wasaga Beach Municipal Office or can be downloaded from our website.

Please do not submit supporting documentation with your application. Staff will review your application and provide you with a preliminary response, at which time, specific documentation or confirmation of information may be requested before relief can be granted.

Application Deadline

Applications may be made once final tax bills have been issued and must be received between July 1st and December 15th of the year the application relates to.

  1. The Municipal Property Assessment Corporation (MPAC) classifies and assesses all properties in Ontario under the Assessment Act and regulations established by the Provincial Government.

    To establish your property’s assessed value, MPAC analyzes the property sales in your area.  These sales provide the basis for assessed values.

    MPAC continually collects information about properties to ensure that similar property types are valued consistently within the market area.  This method is called Current Value Assessment.  It is used by most assessment jurisdictions in Canada and around the world.
  2. Tax rates are calculated and approved annually by the Municipality, The County and the Province of Ontario for the Education portion.

The Municipal Property Assessment Corporation (MPAC) is charged with the responsibility of assessing the value of all properties in Ontario.

The Province of Ontario sets the policies as it relates to assessment and MPAC administers them. Assessed values are then provided to municipalities, who then use these figures to determine your property taxes.

Water Utility

The Town manages the supply, treatment, and billing of water services for the community. It ensures that clean, safe, and reliable water reaches every home and business, supporting the health, safety, and daily needs of residents. Find information about water and wastewater service delivery here.

Water bills are issued every two months, so you will receive six bills per year. Each bill includes two parts:

Base Rate (Fixed Charge)

This charge applies to every billing period, even if no water is used. It covers the fixed costs of maintaining the water and wastewater system.
On your bill, you will see a separate base rate charge for water and for wastewater.

Consumption Charge

This is based on the amount of water you use, measured in cubic metres (m³).
On your bill, you will see a separate consumption rate charge for water and for wastewater.

It is mandatory all property owners have a water meter installed on pipes that deliver municipal water into the building.

The meters:

  • Send water use information directly to the Town Utility Clerk for billing and administration
  • Provide efficiency, eliminating the need for Town staff to take manual readings
  • Provide accuracy, and efficiencies in our billings.

Water Turn On & Off Request, residents must be present. Please call 705.429.2540 x 2305, or email pwcs@wasagabeach.com to make an appointment.

For water turn offs, please drain your pipes after the water is shut off. Please ensure the water meter is completely drained and free of all water. It is strongly recommended that a professional, licensed, insured plumber is obtained to winterize your residence.

If your water bill shows zero usage during a period where you know water was in use, this could mean that your meter is not communicating properly with our system. Please contact the Town at water@wasagabeach.com right away so we can investigate and have this corrected.
