Mandatory Inspections

The Town of Wasaga Beach Building Officials are required to inspect each major phase of construction to verify compliance with the Ontario Building Code, permit requirements, and approved plans.

Once your Building Permit is issued, the required inspections will be included on your permit inspection list. During these mandatory inspections, the Building Inspector must have access to the work being inspected. Any building elements that are covered before the related inspection must be uncovered and passed before the project can be completed.

Prior to the placing of backfill material the following should be completed:

  • All foundation work is in place 
  • Drainage layer installed, and weeping tile covered with crushed stone
  • Parging and damp proofing/waterproofing in place
  • Weeping tile and top of foundation wall elevations submitted (if applicable)

Prior to requesting a Building Final inspection, the following should be complete:

  • Completion of all exterior construction, lot grading certified and any remaining interior construction that was not completed at occupancy

Prior to requesting a Fire Separation inspection, the following must be complete:

  • Completion of wall, floor, and shaft separations, fire stopping and closures
  • Sound insulation, resilient channels as required are installed in the cavity as per the rated assembly

Prior to requesting a Footing (structural slab, piers, helical piles, and sono tubes) inspection, the following should be completed prior to any concrete being poured:

  • Excavation is complete
  • Forms in place, pad footings dug to depth, and any required reinforcement steel in place
  • If constructed on fill, provide a copy of engineer’s site report to the inspector
  • Clear of any debris, water, and organic material

Prior to requesting a framing inspection, the following should be complete:

  • All structural framing is complete, and the structure is weather-tight
  • Rough-in plumbing and HVAC must be complete

Prior to requesting an insulation inspection, the following should be complete:

  • Prior to the installation of interior finishes, framing inspection must be passed 
  • Insulation, air barrier and vapour barrier systems are complete

Prior to requesting a Mechanical rough-in (HVAC) inspection, the following should be completed:

  • All ductwork completed, sealed and visible for inspection

Prior to requesting an Occupancy inspection, the following should be complete:

  • Submission of Occupancy Checklist
  • Substantial completion of structural elements, the building envelope, electrical supply, firefighting access, required exits, safety systems (such as smoke alarms, fire separations, guards and handrails), plumbing, heating, and water systems. Additionally, compliance with specific Building Code provisions related to enclosed spaces, fire protection, and required fixtures must be met

Prior to requesting a Plumbing rough-in (above-ground plumbing) inspection, the following should be completed:

  • All plumbing to be installed (supply chains, drains, waste, and vents) and under test during inspection

Before requesting a Septic inspection, the following should be completed:

  • Substantial completion of distribution pipes and septic tank.
  • A copy of the soil analysis or imported material analysis must be provided to the Building Inspector at this time.
  • A final inspection (when grading is completed).

Prior to requesting a Sewer Connection inspection, the following should be completed:

  • Drain pipe(s) are to be installed, prior to backfill and connected to municipal services or the private onsite sewage system
  • Must be installed below the frost line, supported on a firm and continuous surface and ready for testing
  • Viewport (200mm) to be installed 

Prior to requesting an Underground Plumbing inspection, the following should be completed:

  • Drain pipe(s) to be installed on a firm and continuous surface, prior to covering and ready for testing 
  • Backwater valve installed 

Prior to requesting a Water Connection inspection, the following should be completed:

  • Water service pipe(s) are to be installed
  • If there is a termination in the water line, make sure the appropriate coupling is installed

Requesting a Building Inspection

The following information shall be provided when requesting an inspection:

  • The building permit number 
  • Project site location such as lot number and address
  • Type of inspection 
  • The date of the inspection(s)
  • Requested timeframe (morning or afternoon)
  • Contact name and phone number

When a building Inspector arrives on site to conduct a mandatory inspection, ensure the following:

  • The work area is clear of debris and easily accessible to the inspector
  • Any areas that have been covered and are relevant to the inspection will be uncovered for the inspection to be completed. 
  • A printed-to-scale copy of the approved drawings, including all specifications, must be available on site when the inspector arrives.
