The Town of Wasaga Beach has completed a Housing Strategy in 2013, with the purpose of addressing current and future housing needs of all Wasaga Beach residents. Consultations with the community were held in summer and fall of 2012, through personal interviews, community meetings and stakeholder workshops. The Strategy explores a number of topics including: housing costs in Wasaga Beach; second units in residential homes; housing that is affordable for all individuals; the use of tourist accommodations as residential housing; and appropriate locations for townhouse and apartment style housing.
The Housing Strategy contains a number of recommendations that the Town is reviewing and implementing through a staff working group. A number of initiatives that are currently being undertaken include:
Accessory Dwelling Units
The Provincial government has legislated that municipalities in Ontario allow ‘second units’, or accessory dwelling units, within residential homes. In addition to provincial policy, the Town of Wasaga Beach Housing Strategy acknowledges the continued growth in Wasaga Beach’s population and the particular need for housing diversification within the Town.
The Town has now amended the Official Plan and Zoning By-law to conform with the new legislation, by permitting second units within residences provided that they meet certain criteria.
In order for a new or an existing second unit to be authorized, a homeowner is required to obtain a building permit, demonstrate compliance with the Zoning By-law, and obtain a final occupancy permit.
Tourism Accommodation Conversions Review
